Hello BP Investors!

I am interested in interviewing some of BP’s longest-term, most experienced investors about what they would do differently, if they could do it all again, for my "Lessons Learned" column in BiggerPockets Wealth Magazine.

I am looking for investors willing to reflect on their decades-long careers, and pull out one major lesson to share with those just getting started in real estate investing.

If you have this type of sage advice for new investors, please post a few short details here on the forum, DM me on BP, or email me directly at melanie @ biggerpockets.com.

If it looks like it could work for the magazine, I’ll contact you for more information and then possibly a more in-depth interview.

Thank you in advance for your responses, and I look forward to hearing your sage advice!

Hello BP Investors,

I’m seeking non-bank/private/hard money for a new construction project on the island of St John in the USVI.

The project is the building of three, hurricane-resistant homes (www.Bauhu.com) on each of three lots.

Loan amount is 550K to $1M (depending on how homes are built/sold). Lots are owned free and clear (value $500K+).

We have already built and sold a home on St John and understand the risks/complications of island-building. We are in the trades ourselves, and have an experienced on-island architect, contractor, and realtor in place.

If these go well, we plan to do more of these types of homes there.

Thanks in advance for your consideration!

Hi everyone!

My name is Melanie Stephens and I write a column for BiggerPockets Wealth Magazine on “Biggest Mistakes/Lessons Learned” in real estate.

I am looking for stories from BP members about that ONE deal or real estate opportunity that "got away.” Maybe it's a property you wish you never would have sold, or a real estate opportunity that presented itself but that you turned down, and now wish you hadn't.

In short, if you had a "do-over," you would have done things much differently - and, it taught you a big lesson!

If you have a story like this, I’d love to hear from you.

Please feel free to post here, or DM or email me with a few short details of your story and I'll get in touch with you if it looks like a good fit for the column.

Thank you!

Melanie Stephens

If you have an interesting story to share that you think has some great lessons that others can learn from, please post here or email me directly at melanie @ biggerpockets.com with a few short details.

If it looks like it could work for the magazine, I’ll contact you for more information and then possibly a more in-depth interview.

Looking forward to hearing your stories!

Hello BP Investors!

I am looking for stories about your biggest real estate mistake, and what you learned from it, for BiggerPockets Wealth Magazine. If selected, your story, name and company will be featured in the magazine.

Stories will include details about the property and project, the types of challenges it created and (knowing what you know now), what you would do differently. Stories will be accompanied by high-quality images (of the investor and/or project).

If you have an interesting story to share that has some great lessons for other investors, please post a few short details here on the forum, PM me, or email me directly at melanie @ biggerpockets.com. If it looks like it could work for the magazine, I’ll contact you for more information and then possibly a more in-depth interview.

Looking forward to hearing your stories!
