Thanks for the feedback! Is there any sort of Fannie Mae maximum value loan limit on refinances? What if the property is with $700k-$1m after rehab?

Hi All,

I was hoping I could find out what the current rules are on this from any mortgage lenders or brokers: 

If I buy a house with lended private money when can I refinance into a lower interest loan and cash out the private money folks? Is it dependent on loan-to-value?

I think I read some posts and it might be 14 months? Or is it immediate?

Thanks so far for all the replies and phone calls everyone! Keep 'em coming. Again, I am NOT a real estate agent and am not interested in your commission. I need you to help me close my deal by finding the sellers a place they'd like to buy in Springfield that is what they're looking for. Your pay-day is my pay-day. 

They don't want to live in a predominantly urban neighborhood.

Hi All,

BP, I need your help. I've got a great deal waiting to be turned into an amazing conversion from a soon-to-sell to a sell here in Houston. I just need to help this elderly couple find a retail home to live in the Springfield, Tennessee area or at least somewhere north of Nashville, Tennessee. 

They are looking for a 3 bedroom 2 bathroom 2 car garage home in the $100,000-$180,000 range (shooting for $150k) that ISN'T in downtown Springfield where it's a bit more...culturally diverse. Needs to be a 1-story home (elderly). He's even willing to accept a 3/2 that doesn't have a garage as long as there is a enough space for him to build a garage onto it. They are looking to downsize below <2000 SF.

Somebody please help me find them a place they can buy off of your hands! Looking to move within 3 months. 

Anyone got any good homes or know of an agent who may?

My question to you guys is should I pursue legal matters or just move on to the next deal?

 Ashia, that sucks. Consult a good, recommended real estate attorney and show them both contracts. Even if they tell you that you can't pursue anything, you find out why your contract let this happen. Additionally, in the future, you should ask for a blind closing at a title company that understands what wholesaling is. Then they aren't in the room together, can close at different times and even with a mobile notary, and you never have to be there.

 This sounds complicated. Feel free to PM me if you have anymore questions about this. I'd be happy to help you out. If you know who the Executor/Executrix of the will is (if there is a will) or the court has appointed one, you can start negotiating with them as is because they have the power to do so.

It is not quite cash flow positive, but with rent, hay, grazing, appreciation and principal paydown, it is profitable. Buying land for hay/cattle alone won't pay. This property has a manufactured home on it and it has been rented continuously. The Ridgeway area is nice, but consider the entire western corridor from Grand Junction south. Delta, then east to Hotchkiss, Cedaredge, Paonia and Crawford. My place is in Crawford and I love it here because it sits at about 6500' elevation, so the summers are much milder than Delta, Montrose etc. This also makes Crawford more desirable than some of the surrounding towns, there is a shortage of rentals here. There is also much less traffic in and around these towns east of Delta, so it has that real country feel to it. Views of Grand Mesa and the West Elk mountains are everywhere out here. 

These are mostly farming communities except that they are being discovered by telecomuters, retirees etc. Prices have gone up, but you can find lower cost properties that would work as a rental. Buying an empty lot and setting up a used manufactured home on it might be a good strategy. I recently looked at a few of these opportunities but passed for personal reasons. 

There are still opportunities to buy acreage and subdivide into mini ranches.

The west slope of CO is a real jewel and is a great place to live, if you can make a living. (I trade the financial markets when not irrigating, mending fences etc).

 Thanks for the tips, Clifford. I'd love to chat with you about this in PM. What do you mean by used manufactured home? Like a mobile home? I've not been north of Montrose yet and it sounds like Crawford is a beautiful town we'll have to visit. We probably have to enter this market from far-way for the time being!
