For the flippers out there...How are interest rates and the possible market shift impacting your business? Finding better deals on potential flips now? How does that weigh against there being less potential buyers now on the other end? What have been your strategies during this possible slow-down?

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $220,000
Cash invested: $10,000

Long term rental. Previous personal property so good rate and low down. Leased annually for last 3 years with good tenants. Very low cash flow but positive. Home has appreciated to approx $400k today

What made you interested in investing in this type of deal?

Appreciation

How did you find this deal and how did you negotiate it?

Bought as main residence and kept as rental when moving to larger home

How did you finance this deal?

FHA and then refi to conventional when rates were down

How did you add value to the deal?

Basic home improvements.

What was the outcome?

$200k equity over 6 years. 3 as a resident, 3 as landlord

Slow flip current STR while adding value through cosmetic flip and repair. Cash flows and will BRRR funds out in year 2. Learning STR and the Disney area market

What made you interested in investing in this type of deal?

Learning to use STR as an investment tool and a way to fund rehab projects. Flips that are held 1+ year for long term capital gains through value add, appreciation, debt pay down...

How did you find this deal and how did you negotiate it?

Found on my own through public mls

How did you finance this deal?

10% down vacation rental.

How did you add value to the deal?

Upgrade technology, ring, nest, Yale and technology for managing. New laminate floors, kitchen upgrade and backsplash, redo cabinets, paint, paint, paint. Also working to make the place "pop" as a desirable STR investment for resale. Will be upgrading 2 bedrooms with more theming and vacation friendly excitement...pool has been fixed/refurbished as well. Prior to sale will landscape and paint outside

What was the outcome?

Current estimated equity about $85k. Super host on Airbnb. Proof of concept for leveraging STR to help fund rehab projects. Ideally looking to continue to purchase cosmetically challenged Rehab projects that can be value added while cash flowing from STR in places that my family can also enjoy.

All things STR and managing short term.
