That's a good idea. I've heard a realtor can set me up with email alerts so this might be beneficial to see what's coming up and start analyzing for practice. I have a friend who's parents are both Realtors and quite successful. I might hit them up for a coffee and see if they're savvy on the investment side of things. Again, I appreciate the advice. You've been most helpful. I'll remember that.

@Joel Arndt I had thought about a realtor but I'm not ready to invest until early 2020. I'm definitely looking to build relationships but I don't want to waste someone's time if I'm not ready to make my first purchase. I've considered getting my real estate license to get the data myself but the cost to upkeep the license is a bit pricey for me at this point. I appreciate your response though.

Aspiring investor here.

In my efforts to educate and run numbers on properties before I dig my heels in and make my first purchase, I'm having trouble finding out how to find historical sales data and comps in my area. I'm finding some properties that are seemingly good deals but I'm struggling with trying to find any historical sales data in the area as well as other comps since there currently aren't a lot of properties for sale in the area.

Are there resources out there that will help me better evaluate the areas I'm looking in? I'm currently looking to invest close to home where I am familiar with the area and can self manage to start. The goal is to factor management in but self manage to start. I want to get my feet wet in all areas prior to building a team to do some of the dirty work for me.

Any assistance that is offered will be greatly appreciated.

@Chris Merry I agree. A stronger Canadian side to the site would be great. Our markets may not be as large but there certainly are plenty of opportunities for hungry investors.
