@Michael Wentzel haha yeah we're doing more than whacking weeds but if we could buy places, whack a few weeds and then profit we would be doing that in a heartbeat!

I'll keep you and everyone updated and also hope to share our ROI once everything is complete.

@Michael Wentzel to be honest we will go over the budget by a few K since the roof's square footage was misestimated by a subcontractor, leading to a gross overage in material costs. The rest of the rehab and estimates look to be on track since we reduced costs by acquiring and pricing out all of the interior materials ourselves (e.g. granite countertop w/ undermount sink, vanity, cabinets, fixtures, etc.) so all we are really concerned about is labor and we have some wiggle room with that.

$28K is all Exterior (Siding, Roof, Light Landscaping) and Interior (Kitchen, Bath, Light Drywall, Minor Plumbing Repairs, Paint, Trim) but this number is bumped up a few K like I mentioned earlier.

Right now this is part-time but we are working to make this a full-time endeavor and should do so within a year assuming the market doesn't nose dive like it did in 2007/2008.

2 Weeks, 3 Days in - Siding is nearing completion. There were one or two issues that caused the siding to take longer than we anticipated and the entire project's schedule is pushed back by about a week or two. Not a big deal, but frustrating since we expected this to take 3 weeks from start to finish. Live and learn, it's our first flip!

We picked the cheapest siding we possibly could for this job - it still looks pretty good though! The goal is to make the house look like a million bucks while using the most affordable materials to come in under budget. We went with a neutral beige color to appeal to a majority of prospective howeowners.

We are anticipating siding and all of the demo to be complete by Wednesday of next week. It's a long holiday weekend so everyone is taking off and enjoying time with friends and family.

@Zack Lofton thanks - in 9 days we got the roof done on house and shed, back addition prepared for siding, soffits removed, inside demo complete, fence removed, all new doors and windows removed, furring strips put up alongside the house and siding started on the sides. We originally estimated 3 weeks, looks like it'll be more like 4.

@Steve Babiak yes we thought of it but given the budget and what similar houses on the market are priced / sold at it wasn't necessarily worth the extra expense.

Plus when finished ours will be the best looking house on the market. Most of the currently available homes are dated, even at the higher price points.

Day 2 - Just put the roof up in around 80 degree heat, lickety-split! It is expected to rain within the next few days so hopefully we'll get started on the vinyl, soffits, and fascia tomorrow.
