Has anyone out there had to do the Seattle mandated property inspection?  Have you chosen to go with the city inspectors or a private company?  If so, were there any advantages or disadvantages?

I'm looking to rent a unit in the east bay area that is ADA accessible, or can be made accessible with limited modifications.  Are there any real estate agents with experience finding these types of units? Ideally I'd like to be in the Oakland area near between North Oakland and Lake Merrit, but I'm open to other areas of Oakland and surrounding cities.

@Leo Qu I haven't invested with them but I have interviewed one of the owners.  I think he lives in the bay area and answered a lot of my questions.  I had a good feeling after the meeting but ultimately I didn't think the time was right for me to invest out of state.

Post: My Responsibilities For Shared Sewer Line in Seattle

I have a rental property in Seattle. My property is up hill of my neighbor and our title states that the cost of the repairs to the sewer line are shared for the shared section of pipe that leads to the city sewer line. I do not have any immediately noticeable sewer issues, but I consulted with a sewer repair company and they said the shared pipe on the neighbor's side of the property is in need of repair. My question is, what I am responsible for paying for in this shared scenario. I assume the cost of the pipe replacement is shared, but it seems like the digging on their side of the property is going to be pretty complex because of a retaining wall they have. Is all of the digging also my responsibility? Has anyone had a similar situation? Experience in Seattle would be very helpful. Thank you!
