So I understand I will need to consult a tax professional. But I'm wondering about perspectives on renting to yourself...i.e. You personally pay your LLC for use of a unit...in this case it would be a for use as a second home since I invest away from where I live Are there reasons you would or wouldn't do this? Or is it better to just make owner contributions?

I prefer working with a listing agent. The hardest negotiating I've had done on my behalf was by a listing agent. Keeping the entire commission can be a powerful motivation to work with you as a buyer.

It was a gorgeous property with a separate carriage house and the numbers worked. There also didn't seem to be a lot of competition in this town for being a landlord.

Thanks everyone! The property is in Berkshire County, MA. $525k asking $485k sale price. Over a year on market. Previous sale price $560k in 2006. Assessed value $625k monthly gross rent $5,900 with room to grow. County has declining population so this is kind of a niche but stable market.

I'm so excited to have closed my first MFH today...a six family Victorian. Felt good to deposit all those checks! The tenants seem grateful for the repairs I'm making too. I think this'll be fun.
