Thanks for the reply. So say I was to shadow an experienced flipper... would that count as experience?

Does anyone know of a hard money lender that will do 100%? I am actually looking to do a no money down flip. I dont have the large amount of capital to invest. This would be my 1st deal. I see on all the hard money sites they ask about deal experience. Is that a determining factor in approval? I am not sure where to start with securing funding I am interested in fix and flip

I'm new here but could you have them sign something agreeing to do the labor when they move out? Let them do the labor and put a deposit down of the amount it would cost you to have someone do it. Once they leave they get it back if your appliances are in place during the final inspection. Would that be possible. Again I am new here so I'm just asking and not giving advice from experience.

Thanks so much! I am looking to start off wholesaling. In the next year if things go as expected I will need a manager being that I do work full time. I wont be able to tend to the needs of a tenant and I don't plan to burn myself out even trying.

Hello BP!

My name is Tiffany Williams and I am new to the page. I have been here doing tons of reading. I have yet to post because all of my answers have been very easy to find with a simple search on the forums here. 

I have a goal at this point to meet like minded individuals in my area. I have joined my local REIA and I am waiting on a time when I can get off work early and a meeting to match up. I work full time for now so my 3 year goal is to have an investment portfolio that produces enough for me to quit my job and invest full time. At this time I work in sales so speaking with people is something I am good at.

Besides trying to find my footing in REI I am also a full time student in my junior year getting my BA in Organizational Management. I hoped to work my way up in my current position when I took on the degree. I have since decided that I do enjoy my job when it comes to working with people and it always being something different but I dont enjoy working WHEN and WHERE they tell me to. I want freedom. I want to be my boss and in control of my business in every aspect I can.

I really look forward meeting new people in the field in my area. 

I am currently working on building my team to make sure that I can actually get through my 1st deal alone if need be so if anyone knows a title company or rehab contractor in the area that is investor friendly please do let me know.
