Hi Currently under contract for a sfr that has tenants. Property is managed by a pm company and I have to stay with company through the current tenants lease. Once the lease is up I'd like to self manage. When and how should I introduce myself to tenants. I plan to use the Cozy platform. I'm not sure if I can reach out reach out to tenant now at closing to change payment or wait until closer to the end of lease. 7 months remaining on lease.

@Greg Mayer Great post. I'm currently under contract for a sfr and I'm inheriting tenants with two dogs. I have to honor the current lease that expires in 7 months but I'm thinking of charging pet rent. I don't own dogs. Can anyone tell me if there is a difference in pet rent based on dog size and weight?

@Bob Floss II Many realtors don't understand the numbers for investors buying and holding either. If they are not investing in real estate the same way you are you may have to send them your requirements so they can better understand how you are analyzing properties.

@Bart H. The prices in our market currently, are outrageous. We have expanded our search area in hopes of increasing our chances but we don't want it to be too far away. Years ago I inherited a property 6 hours away and it was a nightmare managing the rehab. What's a typical ROI in this market that you accept?

@Bart H. Great advice. I guess I'm so used to hearing stories here on BP with great ROI and cash flow but I'm not finding those deals in my area. I'm going to take the leap though and dive in. I've heard that your first deal is not the best as far as cash flow. We're looking at a few homes now in hope's of making an offer tomorrow.

@Aaron Arthur Wow this is a lot. I lost my first rental due to family. Tough lesson to learn. I lost a lot of money and time in that situation. I've learned never, ever, ever mix family and business. When family is involved decisions made tend to be best for "family" but horrible for business. Lots of advice has been given on this thread hopefully a solution that's perfect for you is listed.
