I am looking at a property (a large home that has already been divided into 5 units) that could be 7 units eventually (with work). But the property will require lots of help. As we renovate (and not all are complete tear downs inside) should we add fire proofing materials btwn units? Do other owners provide fire extinguishers? I want my properties to be safe even though most will be grandfathered in and not require sprinkler systems. Any suggestions and thoughts would be appreciTed!

Since he is a registered sex offender, then wouldn't he be in violation of his release to be around children--so technically he shouldn't be in the complex to begin with?

Has the current owner made the other tenants aware of his sex offender status?  Does the owner have to legally disclose the fact that one tenant is a sex offender?

Has he registered correctly as a sex offender with the local authorities?

Does the current owner/manager have the name and number of his probation officer?

Does the new finance have children? Do they live with them?  I am sure this is a violation if so...

I don't think it is advisable to take the word of the people trying to sell the property regarding the sex offender's legal standing and status (whether he is registered and legal). I bet just being around the young girl (with the kitten) you mentioned is a violation of his probation. 

@Rina Amir  How did it go? Is it worth the money?

That's the worst toilet I have ever seen and I lived in the dorms at (what was) the #1 Party School in the Nation--GOOO EEERS!!  LOL We even had a resident we dubbed the "mysterious shitter" because he would randomly take a dump and stash it in various places like under a sink, beside the toilet, on the drain in the shower.  NASTY!

Thanks @Kim Handelman It's nice to hear that I am not the only one pulling the spouse along. I had a great talk with my hubby's father today; turns out he has wanted to get into REI for years--decades even but has been shut down by mother in law. Like mother like son I guess. But at least my husband is much more open to the idea now.

I will definitely get a RE attorney on board soon!

Thanks @Leslie A. I have been thinking (and talking about building a park) for years and even sorta planned one years ago with my father.   I think there is opportunity in my area that may not be in some of the other parts of the country but I don't want to make a huge mistake...

I my area of Appalachia, mobile homes are pretty standard. Unfortunately mobile home parks can be super small, haphazardly compiled, and in great disrepair--but not for sale. This area is not a beautiful, tourist area; although there are touristy sites a few hours from here. 

I actually lived in a mobile home (and mobile home park) for several years when we first moved to WV. The park has since expanded due to demand but it is decently far out in the country. However, to some degree, the people of this area expect to drive a while and living a little bit in the country is sometimes coveted. 

Is there any set of circumstance where it would be a good idea to build a park?  Maybe in a really good school district near nicer/newer homes? 

Thoughts?

@Kim HandelmanGood idea with the power point! He gets soon bogged down in "when do we make the LLC," "do we get the loans in the LLC or under our personal info," "we need a lawyer, "we need a CPA,".... etc. etc. etc.

And I understand his line of questioning but at this rate he will be the type that never actually does anything (which is frustrating). 

I have told him my worries with that line of thinking. We need action.
