And after doing my research I think it’s something u can do on ur own... and I don’t really think it’s ideal for real estate.

my score is about 760 and i got approved for 80k

@Joe Funari, that is what I was expecting at the least; 24-48 turnaround. Anyhow, we will wait a couple more days but will also look for more options. Also, good for you showing the lender that it was a "big mistake" not to work with you! I'm sure that felt great!

@Paul Bowers.. you are right it is never pointless. Just speaking out of frustration, but we are definitely ready for this business as we have contemplated for a few years about doing it. We have finally ready to "pull the trigger", and now it's a waiting game. I guess when the lender says that it could take 24-48 hours for approval, that is what I was dependent upon. However, we will not put all of our eggs in one basket either when it comes to HML's. Thanks!

Hello, my Husband and I are starting out as new investors and are trying to get approved via a Hard Money Lender. However, we applied last week, and still no answer if we are approved or not. Does anyone in the BP community have an idea of how long it takes for HML's to respond with a yes or no? My Husband has called a couple of times and was told that they are still working on it. We have a home that we are interested in and the seller is allowing us to have a look inside tomorrow.. basically giving us a heads up before anyone else. But if we aren't approved, it's almost pointless!

Any help would be appreciated.

@Jeremy Roll, I have been playing around with the calculators which is a great tool. It's a lot to learn, but I'm definitely determined to make this happen! I'll check out that book as well!

Thanks Doug for your response.. actually there is room for a profit. Yes we are looking at hard money lenders as they seen to be the ones who can do deals rather quickly.. I am not familiar with wholesaling properties, but definitely somethg to look into.

Hello, my name is Tiffany Hernandez and I am new to the BP forum. However, I have been interested for quite some time in real estate, in particular fix and flip and buy and holds. I have been trying to educate myself and have found a wealth of information on this website. The issue is where should I start? I think the fix and flip might be a good way to start a portfolio versus buy and hold because my Husband and I would be first timers without any experience and I know lenders are not excited about loaning to 1st timers especially if a buy and hold.

An opportunity has recently presented itself to do a flip in my neighborhood. The owner has passed and the son lives out of state and would like to sell the house quickly! The house will definitely need some work as it has not had any updates since the 70's and the property taxes are behind. Houses in the area are going anywhere from 127,000 - 140,000. The son said he will sell for 65k. My Husband and I have been in our home for 3 years; should we look at HML? We don't have enough equity in our home yet, but just trying to see where we should begin when it comes to financing options.

Any help would be appreciated as we have been spinning our wheels for while and just can't seem to pull the trigger!
