That is not a problem since I will be putting 35-40% down.  Any company names for me?

Apparently, getting a DSCR loan for a rural property (horse farm) is much more difficult than anticipated as many of my normal lenders do not loan on properties categorized as rural. Does anyone know a lender that does in the Middle TN area?

I am in the same situation but ultimately will most likely go with Seth Williams because it is not necessarily a money-making funnel for him but more his heart to help.  He even chatted with me through this forum (Bigger Pockets) and was very encouraging that you can even do it just with free stuff out there.  

My biggest question when I was researching all the programs was "If these people are so successful at what they do, why are they charging so much for all of this and always trying to upsell?"  That is why I chose Seth William's program

I have to do hard money to close on a few properties I am purchasing in Memphis, TN just because the closing needs to happen quickly.  They are already renovated.  I need to turn around and get a refi loan (30 year) but am having a hard time finding a lender who does NOT have a 6 month seasoning period.  Does anyone have any recommendations?

I am trying to find wholesalers in San Antonio but have not had any luck finding them.  Anyone have any ideas?
