@Richard E. I've had quite a few of those lately myself, for a new STR listing on ABB. Perhaps they target newer listings. They've all wanted to stay for a month or so, even though I don't allow that. I just get them talking. Ask them open-ended questions until they say something crazy, like needing me to help them find "reliable transportation" or security for their kids.

I’ve also had a couple from China recently in my new STR in Lake Arrowhead. Wanting to stay 1-3 months. Gave fake names of someone from SF and ended up tracking down the real people and they’ve heard their name being used before. Won’t do screening process and wanting to see the house first in person. But like I said I had then proved them to be fraudulent. They kind of harassed me a bit for another week but Airbnb I believe eventually cancelled their account.

looking to MTR our STR for the winter. Besides Furnished Finder, what are the other websites worth posting on for mid-term rentals? Any help and information is appreciated.

Short term sites like Airbnb you can search for 30+ day rentals also I found Kopa I have ours listed on.

Ok I’m on Lodgify and they don’t have. I’m our area very little comes from VRBO so it would mainly be from Airbnb or direct bookings. I looked at the one VRBO uses and they don’t have per booking some of them like safely do pricing per night. Haven’t seen waively yes so I’ll look at that!

Hi - looking for suggestions on companies who provide property damage protection plans. Looking to implement a non-refundable $79 type fee for $3k coverage that all guests must pay when booking. Is this something hosts can purchase each time a guest books or is it a fee that is helping to cover the cost of the overall insurance the host has that covers the property as an STR? Thank you!

You did a great job with the place and I don't think the move toward luxury will come back to bite you. That's what people in LA and OC are looking for when they go somewhere like Arrowhead - Rustic surroundings, but luxurious living accommodations at the same time. Best of luck!

That’s the thought process in renovating modern farmhouse. Ok thank you for the support and hopefully well be successful.

Nah! Scenic pics are great! You have all the house photos first, then the extra surrounding area pics. Works well that way. More pics isn't really a bad thing. Really helps sell the area and let's guests know exactly what they are getting.

I would also add some snowy pics when it hits up there. Really adds to the overall feel of the place.

Yes already set up a photographer for when we get snow that will stick to get some first shots in. Super sad we don’t have them right now!

I'd say I agree if the extras are at the end. But I would make sure all the featured ones are first. I think I saw a hot tub photo buried deep in the photo set. I would move that earlier.

just like a house listing, most people aren't going to scroll through that many photos initially as they decide to book your place. Just make sure any photos that are deeper in the photo set shouldn't be more of a feature photo earlier.
Yes agree I should move some photos up. What would you suggest being my top 5 hero photos? Upper deck, living room, hot tub and…

Cool. If it is possible @Tiffany Cohen, on the direct booking site, a better breakdown of expenses before you get to the booking stage would be nice.

Yes that is the one thing it’s not as obvious which is annoying. It’s direct from the pms software so I can’t change it. However there is a little button toward the end that gives a more detailed breakdown but you have to search for it. It’s small and it says View Details. I didn’t like it either.
