Congratulations on getting started! I took a BP bootcamp and am part of a Mastermind with Henry Washington; What I've been doing is downloading lists (I create them based on my criteria) from DealMachine or Propstream. I take those lists and import them to Batch Dialer or Need To Skip and cold call. If you want to do postcards, DealMachine has a way that you can send post cards directly from the app/site. However, it's not the best in terms of editing the postcard.

I know this is an older post, but was wondering what GCs are charging for flooring per sqft?

@Rick Pozos this is a great point of reference for me. I really appreciate you sharing that. I had a guy quoting me $160k for a full rehab on a 1044 sq ft house. I couldn’t believe it.

@Ken Dunn that is very helpful and makes a lot of sense. It’s been hard to find someone who isn’t over charging but also undercharging.

Hey guys, new investor here. I know that every GC, house, and rehab will be different, but can anyone share what GCs are charging for full renos (on average)?

An example would be a 1000sq ft. house, 3/1 or 3/2, needing full rehab.

I have a question; out of curiosity, is it a bad move, on the wholesaler, to go around the listing agent on a property (on mls) ans straight to the seller? As in, just contact the seller directly to ask them to sell to you (wholesaler)?
