Hey. I am in the process of selling my flip property. We are under contract and the buyer has got a Home inspection done. Now I will start by saying this is our first flip so it is all a learning curve. I feel like the Buyers agent is asking for a lot of things on the repair list to get done things that the Buyer is not even concerned about.
There was a statement on the inspection about there being repairs done to a Truss and the subfloor in the bathroom. And the Buyers agent asked for us to pay for a structural engineer to come in and "evaluate these items" Including a transition area that just needs a threshold. I think that all Structural engineers do is, come and look at stuff.
So, that means I have to pay two people to look at the same thing and only one is going to fix the issue. My seller/husband is saying No we are not doing that. But, we will get a contractor to look at the repaired items.
The Buyers agent is saying that since we are Realtors we need a Structural engineer because it could fall back on us. And I am just not trying to foot that bill for it. Is this a common thing that happens in a sell?? Granted we should have gotten a home inspection before the purchase but seriously they are driving me nuts...
