@Jorge Torres Bird dogging isn't a "small mentality" as you call it. Though $1000 is a small amount of money, the education you receive through asking questions from that investor are worth it. If you can't afford paying thousands of dollars on a course, why are you saying the alternative is "small minded"? Isn't real estate investing supposed to be creative?

And I actually did buy a course, but it was misleading. I had to bird dog to learn and make that money back

@Tiyawn Walker I did buy a flipping course, but then I had to buckle down on the lead generation part (which didnt help all that much). Then I found helpful Facebook groups (and created my own) that share info, youtube videos, podcasts, forums like these. It's all a matter of taking in the info, organizing it, and putting it to use. A lot of people just take in info and dont use it because they overload or forget. I then made a YouTube video on how to organize the free content to avoid that situation

@Jay Hinrichs I agree! Bird Dog fee is the way to go. Do you have bird dogs on your team?

@Twana Rasoul right! My husband and I spent our entire savings on a "Flip Houses with $0 Down" course just to learn that you need good credit and a rich uncle to get a loan lolx. If it was truly $0 or wholesaling or bird dogging in the course, it wouldn't have felt like a rip off. Plus, we were supposed to get mentorship, and the mentors wouldn't return our calls after about 2 weeks. We didn't even get any insight from them. I learned more for free than i did with the course. BUT after closing a few deals, I do think every wholesaler should buy a course or get a mentor. 

Regardless, no one should fish for naive beginners like that. Bird dogging is the way to go in my book. After 3 months, I closed a deal and made $1500. I started wholesaling after that

I have a group on Facebook for bird dogs to connect with investors. There's a few people in PA if I'm not mistaken

I agree. I'm trying to spread awareness for bird dogging. If you can find the right investors, you can earn while you learn and the investor gets to scale their team. I'm not against mentorships, but if you can't afford them, bird dog
