Also once you have a fence everyone with a dog wants to move in.  No fence and lots less dog requests.

Sound advice.  Thank you.

Did you tell the tenant that you would be installing a fence?  What is the norm for the area?  If you didn't promise the fence as part of the rent, then leave it for now.  You can always add it later.

On the initial ad, yes.

But when the tenant came to check out the place, they didn't seem to care at all. And they never mentioned it at the move in check.

It is kind of mixed. Someone got really nice fence like I would put in my house, while some others got a wasted yard.

Listen to your wife @Tian Luo. THIS tenant doesn't need the fence. Maybe the next one will. You will get to it eventually.

Thank you for your advise.

We are going to go without it.

Hello everyone,

We just purchased our first rental property thanks to bigger pockets, and have a tenant in already.

It is one block away from the nice area. The unit is gutted and renovated.

We charge $1050 while other properties on the block rent for $900-950.

Our property already stands out from others due to renovation but I want to add a privacy fence.

Our rent was actually counting the fence expense. Now that the tenant is in, should I still add the fence?

My wife says no, I know what she thinks make sense, but I would like to add for a sense of home.
Just want to hear you guys out.

Thanks in advance.

Hi Christian,

Thanks for sharing your story.

I just have one property purchased in the area, and soon found out that I am not cut out for property management. Would you recommend a property manager?

Thanks
