@Amber Saulsbury Congratulations on starting your journey! I am in the same boat as you and what I did was at first just googled "best rental markets in 2019" and from there I picked 2 markets (Indianapolis and Jacksonville).  You can look at the list and see what seems to click with you the best. I like the price/rent ratio and make try to see if those states are landlord friendly.  I heard Texas is either one of the top state or the #1 to quickly kick out tenants if they don't abide by the rules.  Texas doesn't play! Hahaha.  The best of luck to you!

@Zach Hoereth. Yes, very true.  I don't blame them but to work with investors they have to be a (very) patient and special breed of agents.  Thank you, I would love to discuss people in your network.

@Ryan Mullin    Thank you for the advice.  My husband and I have a landscaping company and I read their business model and it is very similar to how we do business.  You get what you pay for most of time! That old saying.  So I will pay more for the peace mind than stress over a few dollars saved.

Thank you @Ritch Bonisa.  For the rehab costs, I am trying to find a great referral in the area because I have no idea how much those things will cost.  I may start with a turn key investment in the area but that is still to be decided if my search for my core 4 results in duds.  

@Mike D'Arrigo Thank you for the sound advice.  I am still waiting for a response from the RE agent I emailed.  They maybe too busy so I am going to reach out to some more. 

Hi @Angela Winbush.  I am also a RE agent and I believe being an investor gives you another side of real estate realm that will add value to your clients that you are not able to have known if you are only an agent.  If you plan to buy in your state, you save so much on commissions that it would be worth it.  Also, you never know that you may have a friend/relative that needs to buy and sell and you can be there to help them.  Good luck!

@Rachel Luoto Congratulations! I heard Memphis was a great place for the price/rent ratio.  I actually read that Tennessee as whole is really good to invest in.  Were you able to find the PM and the contractors through the RE agent?
