Good Afternoon,

We started setting up our properties with Cozy.co a few years back (Now Apartments.com) 

We have a few tenants that have yet to switch. Is it possible to charge an administrative fee for collecting rent manually vs through EFT? 

More steps in the process to manually collect and reconcile vs the accounting system we have set up with EFT payments. 

Time = $$$, Just un familiar with the legality of a fee like that or parameters around requiring someone to use online portal.

Like Nate mentioned neighborhood is not great there at all.

Is this the property a few blocks over from that? I am not familiar with one on Jackson and 19th?

We are in the process of revamping/improving our Inspection process. Anyone mind sharing their process for Move In/Out Inspections as well as Annuals. How are you documenting results? Spreadsheets? -Do you include repair values or rates on this or have separate sheet for rates? Software Solution? -I came across HappyCo but we are just to small of an operation (19 units) at this point to justify a $499 monthly cost. Are there any other softwares that offer something similar? Are most talking pictures/videos to document conditions of property as well? We were planning on doing so and uploading to Dropbox folders. All feedback greatly appreciated. Thanks Tyler

Hello, 

Was looking for feedback regarding  what type or when a master key setup makes sense to add to our portfolio of properties. 

So far we have 19 units and have done the individual key per unit thing. Getting to feel like a professional janitor with the key chain I have...

Is Landlord Locks the way to go? Is there a way to buy the SFIC cores and change the pins in house with reasonable time or financial commitment?

I would highly recommend Central Bank for financing. I have used them not only for personal use, but for real estate investing and other business ventures.
