@Robert Ellis, I was just over there this morning getting professional pictures for the next round of ads. I am also planning to bring the asking price down a little, so that should help. 

@Remington Lyman, Section 8 may not be a bad idea in Linden, but I have no experience with the program. Where would be a good place to find out more? 

Thanks. I just saw an actual listing from realtor.com and it looks like I'll be dropping the asking rent slightly.

I have a rental in the Linden neighborhood that is not getting as much interest as expected. Currently 3br/$1200 with huge basement, pet friendly. I tried taking pictures myself, but I just haven't been satisfied with how they turned out. 

I have a professional photographer scheduled to take pictures (I've hired him before, he does great post-editing work).

Am I simply asking too much? Rentometer says my price is average.

I have a similar situation going at the moment. Duplex with gas stove hookups on both sides, no electric. Assuming the panel will have room for a 240V (after AC is added soon), would it still be worth the expense of installing the 240 circuit and recptacle?

Does anybody else use decorator switches in their rentals? Trying to decide between old-fashioned toggles or rocker switches. If you use rockers, did your tenants say anything one way or the other?

In contract on a property that will need a bit of work. The price is low enough that I should have room to do at least a decent BRRRR (maybe not a perfect BRRRR). However, I was just informed that home insurance companies are getting REALLY picky about the properties they will insure. As I understand it, they have started doing their own inspections AND refusing to write policies on houses with potential issues (even if they are to be corrected in the rehab).

Is anybody else running into this lately, especially in central Ohio? If so, were you able to do anything about it?
