Certain areas of buffalo are booming like North Buffalo.  There are many positives in buffalo but, income properties are only beneficial in certain areas of buffalo, so you have to pick it right.  Otherwise, your properties will just get destroyed and you have to renovate and evict every 6 months.

Hello Investors,

I have been searching wny for profitable properties and going to showings like crazy for a while now.  I have finally come across a great property that has amazing potential.  I have already created a list of everything cosmetically, and mechanically that needs to be done with a general price range.  It is a 4 bedroom 2 bath 1800sq ft house in a quiet suburban area.  It is the perfect family home and would sell super quick, as all the houses in that area have been.  It is foreclosed and is for sale for 35k.  It has foundation damage, however, I am having someone I know that works for a foundation company check it out in person although they checked out the pictures I showed them and gave me a general price range.  The house is in pretty good shape and just needs updates in each room. It will be a very quick flip and sell.  I already have a team assembled to do the work and specialists as well (mechanic, electrician, heating/cooling, etc). If interested please contact me asap and we can discuss further.

Hello,

I have a few questions about private lending for fix and flips.  I am\ currently putting together portfolios for a couple potential houses I have found and was wondering how I should structure my pitch when approaching investors.

  • Do investors cover all funds needed from start to finish?
  • What kind of return/incentives do investors generally get? (percentage of profit, interest on entire loan...?)
  • How long do deals generally take to close?

Hello Investors,

I am currently seeking a private lender for my flip and fix projects. I am looking to flip in the Buffalo, NY area. Living here, has allowed me to locate key areas and properties for fix and flips. I have years of experience on flipping houses as I have flipped over 40 private and rental properties. I have spent the past years building connections with everyone that could help me in the flipping process from plumbers, heating and cooling experts, electricians, general contractors, and so forth.
