I was wondering if anybody had any recommendations for wholesalers In the metro area. I am on a few mailing lists but they are mainly marginal properties in marginal areas. As I search the interweb for some wholesalers I find a lot of nonprofessional sites with old properties from years ago. I have ran through craigslist and responded to the ads looking for buyers and nothing. I would prefer 3 bedroom 2 bath in the suburbs to flip I would also consider some for BRRR since the long term goal is to hold for cash flow. Or am I better of to start marketing for my own of market deals? Any light you can shine would be great.

If there is no financials that could mean your buying it from a owner that has no clue what he has or what its worth. I would estimate rents to the low side and expenses to the high side and offer a number that you cant lose with. The worst he could say is no. No matter what they will have a hard time selling which could be to your advantage. Ken McElroy's book ''the abc of real estate investing'' has great information about putting together an offer with out any information.

I am having trouble finding realtors that are willing to show some of the properties that are lower end and in out lying areas. (Gaylord, Arlington, Glencoe) any tips would be great.

Hello Bigger Pockets members,

I'm Tom Worm  ,

I am currently the owner operator of a drywall company (20 years) and getting tiered of it so that has lead me to become a newbie to investing. I'm in the twin cities market I would like to buy and hold preferable in suburbs. I am open to anything that make sense as I get my feet wet and find my niche. weather its wholesaling, fix and flip, what ever it takes to find some deals. I am looking forward to talking to anybody about anything 

Please feel free to point out forum mistakes as I learn this medium.

Unemployment law can be tough to navigate. Most of the time it's all about the paperwork before during and after. If you have company policy's spelled out in an employee handbook explaining acceptable behavior along with the procedures for dealing with infractions. Begin with having the employee signing at the time of hire that they have read and understand company policy's and procedures and received the hand book. This Is the simplest way to cover you when something happens. When there is an infraction a warning is issued and they sign off on it knowing that x amount of infractions leads to termination. You can have certain things that will result in immediate termination such as showing up high or drunk. If you don't spell it out up front it's tough to defend later. Because all they have to say is nobody told me and they are off the hook no matter how outrageous the behavior. With that said here in MN I have been in hearings over UE claims and many times the employees will say something that will throw out their claims. So the long and short is if you feel that you are justified in fighting it than fight it and you will learn something no matter which way it goes. I am not an attorney so for more specific info always seek council. This is based on my experiences with our system in MN. I wish you the best.
