I am new to real estate investing and BP. I am learning but am struggling to tie tools, etc, together to understand a deal.

For example (just an example), here is a multi-unit property listed in the area we seek to invest in. How do I properly analyze this property? Do I consider it as an SFH and assess potential rental income based on SFH? If a duplex / multi-family home, how do we assess/calculate potential rental value?

We are not actively looking to make a deal on the property, well at least not now. I appreciate any help / feedback you may have.

Quote from @Alex Boswell-Ebersole:

Hi Thomas.

I work in the area and agree with Jake regarding lenient ADU laws and high price points. Also, finding cash flow here can be difficult, but appreciation is real. Feel free to reach out to me if you want more specific help.

Thank you.

I am a newbie investor in North Texas looking to purchase an investment property. We are seeking to buy investment property near the coast of California between Ventura and Morro Bay. We are looking to acquire an SFH that can be converted to a multi-unit duplex or a SFH in need of rehab that could be converted to a multi-unit duplex. We are very familiar with the area but need advice on how to identify potential opportunities and analyze the deal as an investment property.

We are seeking investment in this area as it is near family and our anticipated retirement.
