Between a high number of local investors, out of state investors coming in, and low, low inventory. Fort Wayne is a hard place to find deals. Everyone and their brother, sister and cousin are sending postcards, emails and letters to mailing lists....

Indy is a better place to find deals. Fort Wayne is oversaturated with out of town investors and deals are nearly impossible to find.

You're on a slippery slope. Do the right thing and get pre-approved with a lender or investor like all the others have recommended. It will make your life a lot less stressful and keep you out of trouble.
