Cash invested: $220,000

Classic BRRR method here.. picked up this 2 unit and put in about 50K, rented and refinanced out.

What made you interested in investing in this type of deal?

This was the perfect BRRR.

How did you find this deal and how did you negotiate it?

Off market from my realtor. Ended up purchasing another property to bundle it together to lower the cost of this one

Kelzi Sobolewski of Pettrone Team Real Estate. She is the best around Rochester. Highly recommend.

Cash invested: $71,000

Went with conventional cash flow route here. each unit is nice, but could use a little updating. It is in a prime rental location of Rochester, NY. Used BRRR strategy to refinance my previous deal to obtain the downpayment for this.

Seller paid toward closing costs. Found this deal through traditional MLS. got it for 10K under asking while I was the 4th highest offer.

Conventional, 20% down

2 Unit multi- Family. I am living in the upstairs unit while I have a friend renting out a room (house hacking). I have a long term tenant downstairs.

What made you interested in investing in this type of deal?

I felt that multi-family was a good starting point for myself. There was value to be added with this place in some different ways.
