Hello everyone. Aside from private messages of offering to sell me stuff, can someone be so kind to explain the process and local politics of it all.

Was hoping to discreetly secure an understanding of the process in its entirety before jumping in without a grasp of the local market run of things.

I am already prepared to provide surety (landlord insurance and insurance against property damage, etc.) Can financially secure the agreement with a 6 month of rent guarantee on a 5-year lease upfront to make for comforts but wanted to know is there anything I overlooked?

Hi Everyone?

Federal supplier new to the office space process. Have my eye on over 20K of office space in DC as we're expanding and have a need to hire an additional up 65 personnel.  We currently have over 131 employees working remotely in many corners of the globe.

My Questions Are?  

As I am able to self fund my office space without bank assistance, what should my focus be in finding a space?

I am able to pay market rates with no hassle but hesitant to retain someone because I don't anyone in the local market.   Any solid commercial broker/agents present here in this forum?

Only in search of prime office space near Union Station DC, what would qualify me with local leasing agents to lease? What is their process locally?

Will need premium luxury space build out to make this move complete with private sound proof office partitions and key faub security protocols installed. 

Any recommends please? Thanks so much!
