Thanks, @Joe Villeneuve and @Caleb Heimsoth! Don't know anything about lease investments.  Are these low risk and how do you get started?  How do these compare to notes or syndications as far as risk and hassle and returns?

If you had a million dollars, how would you invest in real estate for ongoing cashflow, diversified portfolio, low-risk, longterm play with minimal hassle? Would you ever consider buying 10 $100,000 SFH's outright? Finance 50 $100,000 homes? Buy an apartment building? Invest in REIT's and crowdsharing funds?

@Caleb Heimsoth How many rentals are you planning in keeping in one LLC, and are you making one for each state you own a property (if in different states)? I also seem to have read somewhere that if LLC not properly setup or managed? could not offer proper protection and, therefore, should be done through attorney. What are your thoughts?

Thank you all for your input. I am still researching my options. I am still interested in buy and hold and developing passive income to supplement and diversify my traditional investments, but am getting the impression that the market may be too tight to even start. Does anyone else think that 6-8% COC returns and $200-300 monthly cashflow is too little to pull the trigger?

yikes, really? any suggestions for getting started if not through TK then? Properties nearby seem too expensive and don't seem likely to offer reasonable COC returns?

Wanted to purchase SFH rental property, but don't have time to find my own deals. Has anyone dealt with Norada turnkey properties and have any good or bad experiences, and are there other alternative turnkey companies that anyone has experience with?

Want to purchase SFH rental properties out of state (live in NJ) and want safe asset protection in affordable fashion without setting up an LLC for each property and heard about series LLC with "child" LLC's for each property in the parent series LLC. Has anyone heard about whether this is a reasonable approach? (The properties are not all going to be in states that recognize series LLC's)
