Hello, 

I have been doing commercial new construction (steel Div. 5) for the last three years or so. I was recently let go so I decided to start my own business. I'm looking to do BRRR and Flip's for a few years and then try to get into buying land to develop eventually. I'm also getting my inspection license and getting my PMP certification. I have an MBA degree, and I can swing a hammer. I enjoy woodworking and epoxy projects.

@Joe Villeneuve - To be honest this deal was years ago. I forget It was likely a mix of private and traditional loans I just don't recall to be honest nothing illegal.

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $110,000
Cash invested: $60,000
Sale price: $225,000

This property has 2 units and 2 storage units creating 4 income streams. It was a great investment. I used the proceeds to start my business.

What made you interested in investing in this type of deal?

It was obvious that this would result in a positive cash flow. I found a way to get it financed.

How did you find this deal and how did you negotiate it?

Through realtor.

How did you finance this deal?

Top secret

How did you add value to the deal?

Added fencing and power to the garage for garage door openers. This was a big deal to the tenants.

What was the outcome?

Positive cash flow for years.

Lessons learned? Challenges?

I learned how to manage rental properties well with this property.

Sale price: $175,000

I lived here for a few years then when I was married it became a rental.

it was what I could afford at the time. It took some elbow grease to keep it updated.

Through friends.

Traditional Mortgage.

How did you add value to the deal?

Updating and repairing. Holding the property.

What was the outcome?

Positive!! I learned so much with this property.
