It's not all gloom and doom however. There are still some good returns to be had. Also, there are a couple of property managers that have gotten efficient & specialized with Air BNB. This has opened additional investment opportunities as the numbers are pretty exciting if you purchase in the right location.


 BP only lets me upvote this once, but it deserves 1mil likes. CoG is nuts. I'm considering moving toward the outskirts to avoid GRU alone!

My 9-5 is in public safety - specifically security and fire alarm ordinances - so I end up being in contact with many property management companies. From what I've seen, the ones that are really good to work with have been a package deal with the owner - When the property gets sold, a new mgmt company moves in. 

That being said, I have appreciated working with Contemporary Management Concepts and TriMark Properties. I cant say one way or the other with how well they ACTUALLY manage a property, but they have a great attitude toward compliance with local rules - That might be an indicator of how thorough they are as PMs.

Hi Chris - Best of luck to you in the Gainesville market. Students come in all types, but unfortunately I cant say one way or the other as to how to identify the rowdy ones vs. the "good" ones. Only advice I ever got there was to somehow vet what level they are at - graduate students might still be rowdy, but that's a lot less likely than trying to landlord for the 18 year old undergrads that have just recently been released from the watchful eyes of their parents. 

When I was a student here, we had 1 lease and it was 12 months. There's enough of a pool that you won't be hurting because you require a longer lease. I wouldnt recommend "by the room" leasing - it can lead to terrible match ups if you allow yourself to get into the muddy water of roommate matching. Or worse - locking up a "vacant " room, that ends up getting squatted in while you try to fill that spot. Might pay off if you do by the room, but those are some of the things I'd consider before deciding on that business model.

Also, I think this is an article @Jennifer Turnerwas referencing on the growing rules that City of Gainesville is requiring for landlords: https://www.wuft.org/news/2021... Not a deal breaker by any means, but definitely something to consider.

Hi @Frank Paternoster - welcome to the site! 

Just a heads up, Gainesville has been a tough market to crack - tough to snatch up a low priced location near enough to campus that can generate cashflow or a decent return. Also looking like local government wants to start enacting a permitting requirement for landlords/management companies. Not saying it's impossible, just kinda tough! Most MLS properties that I'm seeing in Gville are at $200k or higher, and closer to $300k+ for anything near UF... Rent on a SFH seems to top at around $1500, so sub 1%...

I haven't looked for any turn key properties right now in the area, but if you want to talk to some GREAT area realtors, check out @Shawn K Hicks or @Jenn Barona (its not letting me @ her). They were involved in our Gainesville meet-ups Pre-COVID.
