I'm looking for a lender who has a good program for investors that own multiple homes and or commercial properties.  Lets say its 10 homes and 5 commercial properties.  

Would be nice if you can start off at say 70 LTV and as things appreciate or its paid down, you can easily add more debt to buy more or cash our some for other ventures.

Any good products out there for something like this?

I think Bastrop will be a great buy and hold over the next 10-20 years.  

Some of the properties I'm looking at are higher cap rate, older properties.  Does that affect the term?  

I bet I can get a longer term for a newer property.  Has anyone seen this before?

Home Depot has really nice cut-to-width faux wood blinds. They offer a custom look, and dare I say -- a high end look, but much cheaper than custom blinds. 

Probably a $500-$600 project

 Thats a good idea.

 I am.  56 units for the price of a single family house.

 Its 14 Four-Plexs.  Total 56 units.  It has the worst appearance in town.  Want to clean that up.

Any thoughts on putting up a dark screen that would block out the tin foil?  Has someone done this? 

Wow, thanks for all the input.  Here is a recap of what I think we could do. 

@Mike Hanneman : Paint and landscaping.  Great idea

@Michael Lovell :  I'm having a hard time picturing the pergola.  Do you have any pictures of what your talking about? 

@Manuel Gonzalez :  That's a good idea to address the uniformity of the windows (tin foil).  Also the window unit.

@Valerie Hiscoe : Agreed on the two colors of pain.  @jimadrian, if you have any ideas please post them here.  Beefing up the entrance is a good idea.  The bricks on the walkway is a good idea. Good ideas on the plants.  

@Jerry Ciesielski : Like the exterior faux window casings.  I might do that, grey building with the white craftsmen.  Do you think cedar columns would work with wraping. 

@Yamini M. :  Good idea on the door.  Good idea on shutters.  Good idea on blocks and mulching.

Thanks @Eric Schleif .  On another thread someone was saying to do a 30 year loan.  My experience is similar to what you mentioned.  Thanks for your input.
