I have a truck but I get more use out of 6 × 12 trailer. Eaier to get stuff into and out of. It also has a truck bed tool box on the tongue for storage.

I went through this with a duplex I closed on in the last of April. I bought the bigger pockets rental property investing and managing rental properties package to help me make the decision. I also talked to the tenants before I purchased the property. I didn't like one of them and didn't renew the lease, kept the other one and raised the rent to about market value. Be alright tenants being vindictive had to renovate everything from the sheetrock on one side of the duplex. The reno looks great and it only took two days to get it rented for the higher end of market rents.

@Ben Payano if you work for the government, look at Yuma as a place to come back to there are gov jobs there. It's takes a couple of hours to drive to San Diego. Still not San Diego thou.

Hi @Robert Jimenez, what sort of return do you want on your money when you decide to get into REI? Take that criteria and use the bigger pockets calculators to help you decide on what to do. Let the numbers help you decide on what to do vs. emotional feeling for your house. Also, you need to calculate for property management, vacancy, repairs and capital expenditures, in addition to your mortgage.
