You know I’m not sure if he’s updated anything or if he’s even still alive.

I haven't heard of that one. I got my start from Deals on Wheels by Lonnie Scruggs!! That has grown into an entire business for me. Glad to answer any specific questions you might have. We're not very far from each other as well. So it never hurts to have another good contact in the business.

Sorry, nothing in Texas. Typically when I’m quoting a job it includes  everything. Dump fees permits all inclusive. We just did a double wide job site trailer that was the bank branch while they were building the new branch. And it was $6,500 all in.

Where are you located? I have demolition & disposal services available in Virginia and a few other areas.

Thanks,

Tom Gardner

Hey Joe,

I’ll reach out to a couple contacts I have and see if I can get one. I may have a couple copies in my office, but I likely won’t be there till later in the day today. Send me a dm or an email with your contact info and I’ll get something to you.

TG

I run a similar program here in Virginia.

Let me know if you have any additional questions.

Generally speaking you're looking at alternative sources exclusively. Unless you're looking at very recent or new homes.

Generally speaking you can bank on about $5,000 minimum for a single wide. Including disconnecting all utilities, setting on the new pad and hooking up new water, sewer and electrical. Several other factors will come into play but it's a good benchmark for budgeting. People will tell you $2,000-$3,000 to get you in the door, then they start in with all the add on's.

Not sure about NC, but in VA you file with DMV for an abandoned vehicle, they notify last known owner. Then after a period of time you list it on their website as "intent to auction" then 21 days after that you can file for title. I just did this last week for an abandoned vehicle and I know the timelines are a little longer for mobile homes. Just can't remember exactly, but it's clearly spelled out on the DMV site. You're certainly looking at an approximate 45 day timeframe here.

I’d definitely want this done before closing just to be sure nothing or no one pops out of the woodwork at the 11th hour claiming ownership or a lien on any of the homes. This seems to just be best case lazy or sloppy management by the current owner. And if this is done poorly then I’d expect that means there are other areas where corners will have been cut. And if you’re gut is telling you something LISTEN!!!
