Hi all

I’m looking for an agent that specializes in working  with investors and understands a good deal from an investors standpoint. I’m interested in multi family properties in the Orange County NY area.

Hey all

I’m looking at a property that has 2 buildings on it. The 1st building has 2 studio apartments upstairs and what used to be a post office down stairs, can be rented as commercial space. The 2nd building has 3 apartments in it. I’m interested in using the brrrr strategy with this. It is not on the market and for sale by owner. How could I get an idea of the arv on a property like this? There are very few comps in the area with 2 homes/buildings on one lot. I’m located in Orange County NY. Thank you

@Cree Quaker thanks for the tip, i agree with both of your statements. I'm always looking for deals, if you ever come across something interesting please keep me in mind. I'm interested in 2-10 family properties that are in need of rehab/mild renovations or below market value rents. i have cash on hand and would be happy to discuss anything that may become available. thanks again!

@John Hickey thanks for the tip.. I have looked at a few places in the Washington heights section of Newburgh, I was very impressed with the tenants I met during the walk through. Long term 20+ years in the building and solid people. I felt like they were listed high and been on the market for 200+ days. Have you had any difficulty working with the city in terms of permits, historical society.... I’ve heard from some local investors that renovations have become more difficult lately. I’ll definitely reconsider my opinion on Newburgh. Thanks again 

@Bradley Miller congrats on that! Sounds like your rolling along. I’m looking at a deal now that’s a 330k asking price, 2 buildings with 5 units looks like it will pull 1k/month and room to raise rents a bit too. I think that’s a solid return. Are you putting down 25% and doing 20 year mortgage?

Hi Frank, I’m not wild about Newburgh either, I don’t see the comeback happening but it seems everything is priced like it is. What out of state markets have you found interesting? Thanks!
