@Mary M. Yeah that definitely seems like a good learning opportunity! What kind of buildings are they? SFRs? Plex's? And what was the benefit of doing the buildings separately instead of in one transaction?

@Pat L. Wow that 10 month one sounds like a nightmare. So why did he put a roof on it? Couldn't you have just ignored his request for more money since he did it on his own and you were already under contract?

@Richard Prillerman Wow that's a long time! What was the story behind that one? And did that close or fall out after that much time?

@Kenneth Garrett Yeah that definitely makes sense. I appreciate your input!

@Whitney Hutten Oh no! I'm surprised that the owner was able to stop the entire process after that long. Do you know what happened with the seller that it ended up back on the market? And did you put an offer in the second time too? Sounds like a headache for sure

@Sean McDonnell That's awesome that they were able to work with you on that! I'm surprised that they didn't ask for a higher price or something more valuable than just a higher EMD. What ended up happening with all that rental income then? You got the income for a couple months after it closed and they got the income before it closed?

Also, I'm pretty familiar with that area. I was stationed at Lejeune for 3 years. I really love the beaches in NC so you were right to hold out for that property!

@Michael Noto Yeah that's no fun but that's good that it didn't have a huge impact. What was the title issue that prevented it from closing?

@Kenneth Garrett Haha wow that's a long time. I definitely would've forgotten about it too. Idk how your agent was on that deal but mine keeps sending me emails about every week and it seems like we're always just a few days away from getting final approval so idk if that's even worth it or if I'd prefer to just forget about it till it's approved. And so during all that time, had it gone up in value or had the market changed at all since making the offer?

@Mary M. Wow that sounds even crazier than my situation! Is the short sale approved yet or are you still waiting on that?

@Amber G. Haha wow, what a character. Way to go on making it all work though!
