I don't know too much about YourPorter but I think it would be really good to look at what the platform is supposed to be designed for. For example, Cozy is a management software that's designed for small portfolios starting at a single unit and possibly getting up to a hundred or so units. Cozy is definitely not suited for thousands of units though. Buildium is a software that's built from the ground up to service massive portfolios so if you're growing, you may want to evaluate all your options and potentially switch at a time that makes the most sense. You definitely don't want to make software work for what it wasn't designed for though. Good luck and I hope this helps!

You should check out GroundFloor! It's a platform for borrowers and people who want to lend. I've been using them for almost a year now and I really like the results. I think it's Groundfloor.us

A 4.56% COC return seems a little thin but if it fits your criteria you should go for it! Have you been prequalified for an 80% rental property loan with 4.5% interest?

I prefer just a "Good" and "Bad" checkbox with a small line to explain anything with a "Bad" check next to it. If something is degraded in any way, I use a "Bad" check. I like it this way because I find that it's easier to get the property back to the original condition every turnover instead of a range of conditions, some of which you'll ignore. Just my personal opinion, hope it helps.

@Alyssa Dyer Yeah I've seen stuff like that! Are you talking about digital notary signing with video chat and what not? Or something else? I've done it a few times. It's a really neat set up and I'm surprised it's not more commonplace. As for lenders that use it, that's anybody's guess. I'd like to know if you find one too.
