wow that great @Matt Nico! The PMs i talk to are projecting 80% and I thought that was kind of crazy but I guess not. Who do you use as a PM?

@Matt W. ha yeah not surprising from what i've seen. How far out do students consider? Or is it really just the wrightsville beach area?

@Dan Ventura from what I have seen they all come furnished. 

thanks for the suggestions all! Moving out of palm beach in FL so would entertain more FL properties but you dont get that year round demand there. Was hoping there was somewhere in the carolinas I was missing that could hit the sweet spot of students in the school year, low taxes, and tourists in the summer. Wilmington looks promising.

Anyone share any real life expierences as an owner? Would love to know the gross on 5/6br if possible :-)

@Will Gaston they do 9 month in all the northeast markets. Interesting its different down there

So for my next place, I would love to find a spot that has student rentals during the year and short term rentals during the summer. Newport and Narragansett are the two targets right now. The problem is the prices are a bit high. Does anyone have anything east of the Mississippi that I have missed and fits this mold?! Thanks in advance
