@Collin H. I would love to talk to you about this when you have a second.

I am looking at buying a large commercial property 20k sqft building with 2 retail spots attached and a studio apartment attached as well.

My question is for taxes and insurance. If I buy the property and rent out each space what insurance and taxes am I looking at as the owner. This is my first investment property.

Does each tenant pay their own insurance? Do my taxes depend on the revenue created by the rent I collect or by the revenue the tenants make?

Again I know this is common knowledge for most. Thanks for the help!

@Julie McCoy I think that is why @Levi Trentham cut his 50k gross to 25k to account for other expenses.

@Reagen Natho @Julie McCoy I am not Scrutinizing anything. I am asking you questions because you guys know what you are doing. Lucas Carl told me in a previous reply to find a 3 bedroom for 300-350k and let it rip but you dont own a single 3 bedroom. Is there a reason you dont have anything bigger than a 2 bedroom? Again I am not scrutinizing anything just curious. I am sure you have a reason for everything you do and I am just trying to learn what those reasons are.

@Reagen Natho I totally understand, My thinking is that if all of @Luke Carl cabins have the same lowest price of $99 that I wonder if some of them should have a lowest price of $150. Looks like he has some 1 bed and some 2 bed and some with no view and some with a good view so just curious why they all would have the same lowest price. Just curious on his pricing stratagies. 

@Luke Carl do you think that is because of your price point? I noticed all of your cabins are 99 per night. Do you know what would happen to your occuppancy rate if you raised your prices to $150 a night? Did you test your pricing? 

I am looking to build instead of buying. How much is an amazing view worth?

@Luke Carl Not looking for exact numbers as I know it will vary depending on many factors. 

@Julie McCoy it will be a 2 bed 2.5 bath with no HOA.

@Chuck Kramer it is not in the city limits of Gatlinburg. 

What about consumables like paper towels, toilet paper, soap, trash bags, anything else I am not thinking about. 

Hi, I am trying to put togetger a performa for an STR. What are your monthly costs outside Mortgage, would love to see numbers. I want to make sure I am not forgetting anything. This STR will be in Sevier County TN so similar locations would work as well.
