I'm working with a gentleman who owns two 5 acre plots (under same deed) in Colorado Springs.  It's zoned as RR-5 (residential rural).  It appears that it is in a chunk of land that is outside the city limits (but surrounded by the city limits, if I understand the zoning map correctly).  How do I verify that and also if it able to be annexed or not?  Must it directly border the "city limit"?  Any other thoughts or leading questions are appreciated as well! Thanks!

I’m looking at investing in a vacation rental at the ski slopes and looking for any advice and wisdom on deal analysis and such. Particularly, what creative methods have you seen that work and are there any concerns/issues with doing a subject to deal structure?

@Russ Draper Year is 1977. Buying for 18k, and needs about 5k in work on the conservative side.  The owner was rehabbing it himself, but needs the money.  The remaining work is basic install of fixtures, appliances and touch-up. Plan to rent it when done.

Found a discounted manufactured home I'm going to buy in Colorado.  Minimal work, then rent, and eventually sell.  Done several houses, but this will be my first mobile/manufactured.  It's just the "structure", not the land.  Anything tricky about closing on one of these?  It's just signing over the title like a car, right?  Any other advice?  Cheers!

I'm trying to get a good process down for obtaining title, deed, mortgage, lien, etc. information in El Paso county.  Some counties seem to provide a lot more info online than I am having success finding for El Paso county.  I use NETRonline.com for most searches to get to the appropriate place, but El Paso just seems to lack information online compared to other counties (particularly sad, is they don't seem to have the GIS maps feature).  Is there another source I'm missing for El Paso county, or are they just behind?  Any recommendations on a good process to get this info in El Paso (without having to drive down to the courthouse)? Thanks!
