@Patrick McGrath Rent just went up dramatically.

ive seen this first before. it wont work. real estate is slow money. rent happens once a month. a quick flip can be 3-4 months. its not the quick money game. if you were in the middle of a flip and run low on funding, where would it come from? id hate to see someone with a bright future get caught up in a conspiracy or something like that. earn it on your own. then you owe noone anything.

looking for reputable wholesaler in northwest Indiana. any property type.

I'm looking for a multi unit on the mls but only a few are in my area. some are too dated for the price tag. others are out of my price range. I see multi units and sfh get bought and sold without ever hitting the mls. where else can I find properties? I understand contract buys but not too often do I find them. thanks.

absolutely. they know the laws better then we do.

yep. as said earlier, the laws are important to know. you will learn alot along the way. alot of times, they will leave without being problematic. you dont need to know all the laws, you just need to know where to find them and interpret them. we have what i call "professional renters" among us. if you need advice for tenant selection and screening, just shout. good luck.
