I have always used a small local bank and have never put more than 5% down. I would start there.

I'm thinking about buying some property in Charleston. Maybe on James Island or Johns Island. Is anyone in this market?

I use a small community bank and have never put money down. I would reccomend others to find a small community bank and explain to them your needs and goals and they will work with you as a partner.

Just wondering what everyone's doing to save for retirement. Are you using just rentals, 401k, or some other retirement vehicle?

I have a friend who wants us to buy rentals together. He will not do any of the search or management. He is only contributing cash to the deal. With that being said what is the best way to make everything equitable. Should I make him put out all the cash since I will be doing the work? Would that be fair for a fifty fifty partnership? Should I put up a percentage of cash also to be fair? Any advice would be greatly appreciated.

I am doing very well with the six properties I have. I thought since I will have a pension it might be best to cash out the 401k and pay off all the mortgages and then pay cash for a house every two to three years with the rents from the properties. Seems like this may give a better income in retirement then the 401k would. Any thoughts?

My wife and I will both have state pensions. Not sure if I should factor that in or not.

Has anyone cashed out their 401k to try and get a greater return on their money and use the proceeds to invest in RE? I have contemplated doing this.

I'm not surprised. Cash rents have doubled in the last two years in my area. The numbers don't make sense where I live to buy farm land.
