Christopher E Renna Hey Chris. I'm in the same boat as you. Work full time and looking to invest. Are you also looking into property management or doing it yourself because I'm not looking to quit my job anytime soon. It'll cost more but I figure I spent my time more wisely, like looking for deals.

Hey Bigger Pockets world,

I'm just thinking and planing ahead here. 

Do any of you use the same materials to renovate or rehab rental property's?

For example, Rehabbing rental property one and property two with the same materials for a kitchen. (cabinets and counter tops.)

My logic is, if i rehab a kitchen on property two, I will definitely know the cost of the rehab because I've done it to property one.

I'll pick and choose the material and finish for property one and make a list. Then I can use those for property two and three, etc.

@David Morgan @Patrick M. Thanks a lot for the tips.

I won't refund the application fee in the future. I guess having mandotory background checks for everyone will weed out sketchy tenants.

Did anyone use the rent estimate for 19.99 on cozy? is it accurate?

I'm in the process of buying my parents house. We are currently house hacking and It will be my first time as a landlord. Only have one tenant but I want to start building my systems now. 

1) Do you people refund the credit report/background  to the tenant if they get approved?

2) Also do you only have Cozy as payment option on your lease?
