@Alexis Zion

I would give them a 5 day notice. Click the link, read the tread. I hope this will help you.

@Dannie Barlow, you have to honor the existing lease. Make sure you have the property owner and tenant fill out an Estoppel Agreement for you.

@Nick Jensen, very minor offenses at one time.This applicant was caught driving without car registration. no insurance, in proper plates, etc, etc, etc. Misdemeanor are minor wrongdoing.

I agree with @Matthew Lobacz and @Steve Babiak. Great advice!!!!

@Ferny Espinoza, vaping still contain nicotine, it is still a habit. Your tenant guest might be smoker and might light up a cig for old time sake. Enforce your NO SMOKING POLICY. Your unit hopefully will not need changing of carpets, window treatment and double or triple coats paint. $$$$$

They deserve to be shunt away from society. Better yet deported for illegal practice.. Karma is an unforgiving.

@Steven Fowler, I bet your evaporator coil was clog with dust and if they have any pets with pet hair. The evaporator coil must be clean of any obstacle, this way the air will flow. If there is no air flow, you have a frozen evaporator coil. Your a/c will not work properly and the temperature in the home will raise. This type of job is costly. Must keep your filter clean at all times. Maintenance, maintenance,maintenance, is the key.

@Chan K Look into Dwolla and PayNearMe , give all the tenants 2 choice: pay at 7-11 for a $4 charge OR pay online for free,
