Agents with an abundance mindset love investors because of the potential volume over a lifetime. Be careful of the scarcity mindset agents who will ask for a monthly retainer to work with investors, "because writing a lot of low ball offers is time consuming with a small acceptance rate." This was an actual response I received.

If you are the seller, make sure your attorney gets title. If you are the buyer, offer to pay for the title costs, if agreed to, stipulate in your contract that your attorney shall act act as the title agent and has the right to collect all title premium. My attorneys love this.
