Hello Wayne! Thanks for answering. The agent believes it will be a foreclosure. She's the bank's REO agent. Similar apartments in the area rent for $700/mo.

The property is an 8 unit. Each unit is a 2/2 with ensuite in Master BR & walk-in closet, W/D hookup. The initial walk through revealed minor cosmetic repairs are needed and was after a HARD lengthy rain of a day or two. There were no apparent leaks in the roof. I know if I choose to submit an offer later, I can add the contingency of right of refusal after inspection. It hasn't been listed yet and the bank hasn't set a price. How do you find comps and analyze the property this early in the game? Yes, I'm new to investing. :-)
