I would suggest using Slack.  Its a team communication channel that will install on your mobile devices as well as your desktop PC's - the free version of it will do probably anything you want to do

https://slack.com/

You could ask a question of the team from home depot, take a picture from your phone from inside a house and get an opinion.  You can share documents (invoices, quotes, spreadsheets), make video and voice calls... it does it all.

And no I do not work for them or have any affiliation, Im an IT professional / house flipper who just thinks it would be a great solution.

Good luck!

All:

I am reaching out to figure out the best paint scheme and approach to this interesting living room.  Here are my thoughts and questions on this:

1) It would seem doing something in the grey or beige safe spectrum of colors would be wise, I did "Teepee Brown" on the last house, and would like try a light gray / greige color

2) Grey seems like it might clash with the red brick, this brings me to 3)

3) I am wondering whether or not to paint / cover the brick features shown in a white / stucco material - this will add a small amount of cost

4) Note there is 3/4" Oak Floor underneath the carpet, which will reveal and fix up towards the end

5) At first I considered trying to demolish the brick planter, but after more consideration it will be cheaper and easier to "roll with" the feature... One suggest was to put a little waterfall in it, perhaps an indoor vine going up the poles...

Im just looking for suggestions on how to handle paint / look to maximize saleability, I can do the same wall paint color in the other rooms if I get it worked out in this family area.

I just wanted to comment that I appreciate everyone's comments as I was "googling" whether i really needed Title Insurance on the next project I am closing on now, and I found this thread and I use this site anyway.  I will get the insurance, and always get it.  Thank you all

Post: Whether to go all the way on 1500 square feet of concrete?

Hello All:  I am fairly new to flipping (this will be my second one), and I have a question on which way to go with concrete.  It is a 3 bedroom brick house and I am paying about 30k, it could sell from at least 70k move in ready, and its in pretty good shape - needs flooring (5k), paint (2k), new kitchen (5k), new bathrooms (4k), new windows (8k) - rough numbers to

give an idea of the scope of the project.

Now there's the concrete... I would estimate there is about 1200 - 1500 square feet of concrete outside that is in bad shape.  I have been looking into how much would cost to completely replace (I hear $3, $5, and $8 per square foot from a few sources including this forum.), trying to add a layer to the top, someone recommended using asphalt but I dont like that idea.

If this was a 200k plus house, I would definitely replace the concrete - I am looking for suggestions on what is the best way to handle the concrete, which is the one major issue with this house, given the budget.

Thanks in advance for any input!
