Thanks for your quick reply. I have a follow on question if you don't mind. Lets say that I automatically send the criteria to the prospective tenants, then I decide that I want to change the criteria - how can I do this without potentially falling into "discrimination". Would it be as simple as sending it to everyone that has already received it (in this case, ~180 people)?

Just wondering, with getting so many requests via the different Zillow, Truila, etc would you email your criteria to the interested so they can see if they meet the criteria or not?  Thus, saving both you and the potential renter time to move on?

Upon further questions about said guest, potential renter said guest would be staying for 8 months and coming from another country, what kind of visa can you stay in US for this amount of time;  therefore even if they fill out an application they will probably not have too much information and/or maybe no SS# to run such report.  Again, this is my first rental property and I feel overwhelmed.

Thank you for your responses.  With regards to the landlord named on the application, the county records show that the applicant has the same last name as the county property owner, just the last name of landlord on the application does not match this.  I'm assuming it's her father.

Screening company, RHR, came back with the applicant's report and there is no rental history.  I looked at the application submitted and the landlord's name does not match the owner's county records.  Would this be an immediate disqualification?  Also, RHR report shows 4 third party collections found, could this disqualify?  Again this is my first rental income producing property.

I have an applicant that submitted and have run the credit, criminal and rental history.  Have sent her a form to sign for her employer verification.  In the process I have asked if she will be the only occupant as she is the only applicant.  She said yes, then mentioned she may have a visitor in June, I forwarded part of the verbiage from our lease, that says more than 14 days needs to be approved by landlord, she comes back and says that her guest will be there longer than 14 days, and then says, "I might have to pay for the application and put them in as occupant when they come"

My question, I have several potential clients that have wanted to make an application, but I have told them that there is one person ahead, since she is now revealing this, how should I handle this?

Your help is really appreciated. This is my first rental income producing property.
