Welcome to BP!

Careful on Zillow - their estimates are all over the map and not accurate. If you don't have access to the MLS, tap a realtor buddy to do a CMA for you so you have a better idea of where you stand. In OKC, one block can make all the difference in terms of school district, gentrification and desirability. Zillow doesn't take that stuff into account at all - they don't have an algorithm to handle that complexity.

I'm with Rhett - I'm a big fan of having properties that are free and clear. But there are many schools of thought on this. Also, starting with SFH and moving up to multi-families is a strategy that many investors do and is not silly....quite the contrary. Getting your feet wet learning how to deal with tenants, contractors, property mgt, etc on a smaller scale (SFH or duplexes) and putting your systems in place is the smart thing to do before you scale up to multi-families.

I agree... @Rhett Tullis is the property manger you want in your corner. He's helped me find a great real estate attorney to deal with my evictions (which luckily went away) and quiet title actions, and all of his contractor resources have been great. He manages over 400 units and owns his own investment property so he gets it.

The podcasts are a great start! Read, read, read and go to your local REIAs. Or come to OKC and come to ours... there are 2 here - both on Thursday nights.

Use the forums to help you analyze a deal, but as soon as you can... buy a property! It's pretty cheap here and you definitely want to target more than $100 a door here.... One bad tenant will wipe out your $$ for the year! At least $200 in OK is good. (And the 1% rule, and 50% rule - look these up on here)

Remember - this site is not about gurus. I met a guy in Tulsa that spent over $80,000 on his "education"... that's a down payment on a few houses... just be nice, talk to people, take them to lunch and they will help you. And/or hire local mentors when you are ready... but read everything you can get your hands on first so you aren't wasting your $$ on introductory stuff that's in every Real Estate Investing Book 101. 

Go to the Tax Assessors' website, play around with it a little by looking up properties. 

Read J. Scott's books - really helpful in figuring out costs.

Hi BPers! 

I just finished Mike Butler's Landlording on Autopilot. It was recommended by Ernie from Landlordlocks.com (which are amazing). I'm wondering if anyone has used his Investor Books Made EZ that works with Quickbooks. Also, Tenant Tracking  for property management. These are both products that Butler uses in his business and also sells. 

Give me your thoughts. Ok - GO!

(405) 685-9787 http://WWW.JMARCARPET.COM/ I have not used them for wood or carpet but I know other people that have and were very happy with the finished product.  He's has a very nice vinyl plank that comes in assorted colors and is comparable to the TrafficMaster Allure Vinyl Flooring.... and wait for it... it's $2 a square foot installed (assuming your subfloor isn't a hot mess...)
