Great idea! I used to live in California as well and bought many properties out in Columbia. Let’s connect I can definitely give you some pointers and things you should know about investing there.. I have some contacts as well.

Don’t pay for that garbage. Just my 2 cents. Find a real mentor not a paid program where you are one of many.

spend 10k on a deal and learn from trial and error. Or find a 1:1 coach

Prior to a mentor all I did was study, analyze deals and take no action. I was able to find a mentor by mistake , learned his system and followed it to t. I paid him a lot but it changed my life. So I would say, it’s not essential but will certainly help limit mistakes and most importantly take action. 

Also I will also say , I’m not doing any unpaid mentoring. I don’t have the time for that and any experienced person able to mentor would agree. Yes of course I want to help others but my time is valuable . There’s plenty of free content out there, however free advice isn’t necessarily always good advice. Just my 2 cents 

I’m an investor in Columbia have 50+ units around town.

I can tell you that ARVs aren’t always what they seem to be and is totally subjective to whoever is telling you that information.
what is your plan is the main question? Buy and hold. Buy it and sell it a few years later? Flip it?

 For your first property I would be very careful on a a major project like this. It's hard to find contractors in Columbia. I have a full time crew because of it. I have some recommendations but it took me a lot of money to figure those contacts out. DM me details on your property and I will have a look to see.

 Plenty of posts about those entities here on BP. I got more information from a one hour conversation with Mark Kohler and Associates than others have gotten for those $10k+ programs.

 Good to know. I have not spoken to anyone at this company but will contact them. Did you basically do it on your own and use them for overseeing it all ? @Chris Seveney
