To answer you question, "Is it really possible to accomplish buying a property 'no money down' ," yes it is possible. No money down means none of your own money...someone else's money.

When wholesaling a property, essentially you are putting the property under contract. A key element in structuring the contract is to include "and/or assigns", meaning, Buyer, John Doe, and/or assigns the property etc., giving you the right to sell the contract to whomever, in most cases, another investor. You are paid a fee for the contract.

Are you looking to invest anywhere specific, like your area, or a particular market?

I think a great place to start is to ask yourself what your purpose is. If you're going for credibility and trust building, a branding site is what you want to build, e.g. a FAQ , About Us, Home and so forth.

If your looking to build your buyer's list, a simple opt- in page is what you want, e.g., First name, Primary email address.

A blog page is great if you want to interact with your subscribers.

And last, a sales page for, you guessed it, if you want to sell a product or service.

By 4-sided, I meant a card that flips open...my apologies.

Experience has shown me that post cards have the best response rate in direct marketing.

I used Spectrum Press out of Rockland, Ma.

The owner's name is Brian, and the number is 781.982.7110.

I was VERY pleased with the finish product...my card is bright orange, 4-sided, with raised lettering...almost like a mini-flyer of sorts.

Hello All,

My name is Iman from Philly; I wanted to formally introduce myself to the community.

I have been actively investing in real estate since early 2005 concentrating on wholesaling properties to other investor buyers.
