Hey, travel nurse here. A lot of the coworkers I've spoken with (and myself) use Furnished Finder almost exclusively at least here in the Tampa Bay and Orlando area.

Using our agency to find housing for us is way more expensive than finding it ourselves on FF.

Naturally, I'm sure there are benefits to going through the agency, I just don't personally find it to be all that appealing.

Hello! My immediate thought would be a high-yield online savings account (one that's FDIC insured).

While it certainly won't make you money, it would be easily accessible for when you want to pull the trigger and it would be safe.

Welcome to the BP Forums! If I were in your shoes, I'd lean towards aggressively paying off the credit card debt and THEN saving for the real estate investment.

I personally saved enough to cover half of a years worth of personal expenses and enough for a property (a downpayment, expected repairs, and closing costs) before purchasing my first investment property. Each situation is different, but CC debt gives me chills and there are so many upsides to paying down that kind of debt.

Also, the Google Sheet is essentially an online form of Microsoft Excel for all intents and purposes. It is the only way I knew how to share it with you folks.

Hello! I made a calculator using Google Sheets for my upcoming house hack. I just want to know: A) If it works properly; and B) If you think I should make changes to it for the betterment of my financial future. Once you click the link to my calculator, the instructions for use are on the right highlighted in red. I want to be able to use this for a duplex, triplex, SFR, or whatever I want to house hack.
I figured that if anyone would know if it is up to par, it would be you guys and gals.

Yea, I heard another way to do this too. Basically you buy a car every 15 years. For the first five years, make x payment on the car and it is paid off. For the next 10 years, make that same payment but to some type of investment. Like Vanguard index funds, real estate savings account, etc.

There are so many options out there, it is just a matter of figuring out what is best for me I guess!

I'll have to ask if they charge a fee for it. From what I gathered from their paperwork, they do not (other than the interest payments of course).

I am going to house hack a house or duplex pretty soon! It is about time for me to start looking at properties. Until then I am living with my brother and sister-in-law. Thanks!
